New social neighbourhoods
"A positive highlight is the opportunity of self-made fitting-out of built volumes for the combination of living and working, the inclusion of innovative forms of assisted living under the guidance of Diakonie, the possibility of renting communal areas by the residents and the offer of reducing housing costs through a cooperative model."
Ingrid Breckner, IBA-Beiratsmitglied
All offers in regards to infrastructure - local supply, social meeting points, services and culture along the arcades of the street “An der Neurisse” and beyond are offered low-threshold and across building sites. According to the settlement concept this also refers to use-neutral rooms, which are temporarily available for currently not yet known needs of the residents (loan office for tools, child care, communal kitchen for lunch, ... each organized neighborly). A business district is created in the heart of the complex. Here you will find a supermarket, a pharmacy, a bakery, a tobacconist and many other small shops. The square is used for artistic activities and is the lively center of the new city quarter.
For parts of the ground floor, special forms of living are developed, such as a special residential form of a residential community or a residential cluster, with hotel-room-like units to which a communal kitchen-cum-living room is assigned. This is intended to mean temporary or multi-local living - e.g. in connection with patchwork family situations. In doing so, a contribution can be made, especially for single parents, to overcoming isolation and creating free time. - Furthermore, the elevated ground floor zone can be used for self-developed apartments: The apartments provide the opportunity to self-install a gallery level as a furniture in several variants. The inhabitants can e.g. combine living and working or define by themselves their need to retreat.
The central aim is to be prepared for the not yet definable field of non-residential use! For this purpose, a part of the area dedicated to "business district" will be made available across all building sites. Here, not yet known actor constellations can temporarily use the space in a kind of laboratory situation, be they business people, be it art and culture creators, be it children's groups or youth groups, have made room available that they.
The neighboring park creates a balance to this urban bustle. There are sports and playgrounds, a beach volleyball court and a dog area. Urban gardening is possible on the roof gardens. To coordinate these diverse offers, the new residents have access to a digital bulletin board.
