The NEW Municipal Housing ("Gemeindebau NEU") in quarter of Seestadt Aspern on the H4 construction site is dedicated above all to the question of the future of living

A modularized framework concept provides a sustainable framework to the NEW Municipal Housing. Appropriate adaptions are possible whenever changes occur, be it in the living unit itself, where furniture as room dividing walls allow increased flexibility and rapid adaptability, in the storey or in the entire building, where a only few fixed elements form the framework.

Prefabricated construction determines the framework - exterior wall modules, precast ceiling elements and intelligently positioned prefabricated shafts with docked load-bearing elements are complemented with precast baths. The advantages of prefabricated construction include flexibility, short construction time, resource-efficient handling, high material quality and improved working conditions. 

 

The space-forming and apartment-separating elements can be freely created around these fixed areas. Thus, a wide variety of room configurations can be created and a lasting flexibility throughout the lifetime of the building remains. The building serves the residents as a "stage of living".

 

 

An encircling balcony band, which is partially enlarged by overhanging balconys, offers the individual apartments individual free space.

Das Erdgeschoss des Gemeindebaus widmet sich ausschließlich Nicht-Wohnzwecken – so situieren sich zum Südpark hin ausgerichtete Büro- und Atelierräumlichkeiten, ein zum Hof des Baufeldes H4 ausgerichteter Gemeinschaftsraum, sowie Müll-, Fahrrad- und Kinderwagenabstellräume

The ground floor of the municipal building is dedicated exclusively to non-residential purposes. Office and studio space are oriented to the South Park, the common i.e. social room  of the H4 building is oriented to the courtyard as well as the garbage, bicycle and stroller storage rooms.
