The residential building forms a square with the former welfare building opposite. After the conversion of the welfare building into a Grätzelzentrum (neighborhood building), with event and gastronomy area, this public space is to take on a central social role for the new neighborhood. On the first floor of the residential building, two community rooms and four business premises emphasize the public character of this zone. The joint between the residential building and the collective garage is also connected to this space. This semi-public space, together with the vertical greening, forms an attractive access space to the residential building.
A wide variety of floor plan types are accessed via an arcade. The variety of apartments ranges from the compactly cut one-room apartment to the "classic" multi-room apartment. Each residential unit is oriented in at least two directions. A prefabricated concrete structure accommodates the generous, private open spaces.
