The Quartiershaus - A Stimulus for New Social Neighborhoods

>> The projects are mainly the results of quality assurance procedures: a developers' competition, a tendering procedure among building cooperatives and two so-called 'Quartiershäuser' tendering procedures, which were intended to find outstanding projects with a high-quality mix of uses. The basic idea was that a good mix of plots of land that were sold unconditionally and those that had to meet certain criteria would create a livable and urban city district overall.<<

A new neighborhood south of Vienna Main Station.
South of Vienna Main Station, a new neighborhood with around 5,500 apartments for around 13,000 residents, 20,000 jobs, a school campus, office buildings and numerous shops, as well as a 7ha park area is being developed. The first apartments were occupied in late 2013. The entire new neighborhood is expected to be built and populated by 2023. The predominant block perimeter development in the western part creates clear edges to the street and protected inner courtyards. New strategies were developed to create an urban area in the Sonnwendviertel Ost. Here, planners and developers had to jointly present innovative use concepts in order to ensure that the neighborhood would be filled with life.

Cooperative Master Plan.
In 2012, the City decided to consider the Master Plan for the development of the Sonnwendviertel from 2004 as the basis for a revision. A panel of experts selected a planning team that analyzed the qualities, shortcomings and possibilities of the existing master plan for the Sonnwendviertel. Over the course of several workshops, a new, Cooperative Master Plan was agreed upon. In this context, also supplementary framework conditions for a mobility and open space concept were developed.

Traffic-free and worth living.
The Sonnwendviertel Ost is to be kept largely free of motorized transit traffic. The heart of the neighborhood is the Bloch-Bauer-Promenade, which meanders through the area like the course of a river, branching out into paths, widening into squares and losing itself in courtyards. For most buildings in the neighborhood it was stipulated that they could not have their own underground car park, but had to accommodate mandatory parking spaces in collective garages. Multi-story parking garages were built along the Bahnuferstraße, which are easily accessible for residents and at the same time provide a noise barrier to rail traffic. Short distances make everyday life easier for pedestrians and cyclists. For those who also want to travel sustainably by car, there is the option of sharing electric cars. The Vienna Mobility Fund - Mobilitätsfonds Wien - makes a special contribution: the city supports projects that promote sustainable mobility in the Sonnwendviertel Ost. In 2020, these included projects such as cargo bikes, trolleyboys, the Lenkerbande workshop and various sharing models.

Quartiershäuser and building cooperatives.
The development of the area Sonnwendviertel Ost is characterized by urbanity created by small parts and a wide variety of uses. This is not always the case in development areas. Many building sites in prominent locations were reserved for building cooperatives and for the new type of Quartiershaus. A Quartiershaus can offer more than just housing. It is the sum of many multifaceted small-scale parts and, in addition to its architectural quality, it radiates urbanity into the surrounding district. In other words, it does not stand for itself alone, but creates offers for the neighborhood, its surroundings, for the entire city district. The new neighborhood is to achieve the highest urban quality and make for a good life in the district by means of small parts, a variety of uses, a wide range of modes of use and users, innovative mobility concepts and open space design.

Everyday life in a new social neighbourhood.
You don't have to go far to run your daily errands in the Sonnwendviertel. There are now not only several supermarkets here, but also many businesses that contribute significantly to the diversity of the neighbourhood. Pharmacies, doctors' surgeries and also many specialised institutions have settled here. For those interested in art and culture, the Sonnwendviertel has a particularly colourful offer. The pubs in the district invite you to visit, small studios can be discovered and there are always opportunities to take part in events. The Atelierhaus dissolves the typical spatial boundaries between working and living and offers a framework for a range of living structures and uses that the users can design and specify themselves.

Bikes and Rails

 
The housing project Bikes and Rails is part of the "habiTAT Mietshäuser Syndikat", a network of self-organised and solidarity-based housing projects with the aim of buying houses off the market and securing them as self-managed free spaces for all time.

CAPE 10

 
CAPE 10 will be an innovative health and social center where people can learn with and from each other. As a site of participation and inclusion, it aims to demonstrate a new approach to living together in Vienna.

Das Haus am Park

 
The 2-story base zone with its shimmering facade of profiled glass accommodates offices and a dance studio for children. The forecourt incorporates the surroundings and brings revitalization and social integration. The apartments are above the base zone.

Built according to ecological principles, with a clear structure, bright atmosphere and high-quality furnishings, the Gesundheits.Quartier is being developed as a place for sustainable living in the Sonnwendviertel Ost.

Gleis 21

 
The project is based on the principles of “living in solidarity”, “enjoying life smartly & well” and “designing with media”. In cooperation with institutions, artists and creative spirits, the cultural, media and social life of the neighborhood is shaped.

Grüner Markt

 
About 30% of the total floor space of the building is available for commercial use. On the ground floor, there is the Montessori school “Sowiedu” and a large creative workshop for people with disabilities.

Grät­zel­mixer

 
This building cooperative’s house has a central non-commercial cultural and activity space on the ground floor.

Loft Li­ving

 
The project combines housing with creative working. The apartments can be easily adapted to the individual needs of the residents. The ground floor and gallery floor contribute to the revitalization of the urban space.

MIO - Ein läs­siger Typ für eine läs­sige Ge­gend

 
MIO offers a variety of possibilities - no matter if living or working - or both combined: 42 rental and owner-occupied apartments and various commercial and office spaces on two floors.

The MUSIC BOX offers the opportunity to live, work, rehearse, dwell, and network under one roof.

The "Stadtelefant" is a "Quartiershaus" and architecture cluster where people work, discuss and share knowledge, with a public pub and a space for events.
