Ecological model settlement in Prinz-Eugen-Park

On the former barracks site of Prinz Eugen Park, a new urban quarter with around 1,800 apartments began to be built in 2017. In the south of the quarter, an ecological model settlement is being built, consisting of eight individual projects and different building types in timber construction.

The model settlement has developed a pioneering role due to its successful implementation: in the future, 50% of projects will be built using wood construction when municipal land is awarded. The wooden construction method (instead of mineral construction) saved 13,000 tons of CO2 in the model settlement and achieved CO2 emission savings of 30 to 50 percent. The two research projects that accompanied the creation and implementation of the project have also proven to be a sustainable investment, as the specifications and results developed can also be transferred to future projects.

During the development of Prinz-Eugen-Park, attention was paid not only to ecological sustainability but also to social sustainability, i.e., among other things, affordable housing and coexistence in the neighborhood: the municipal plots were awarded by means of concept tenders without price competition. The decision was made on the basis of a criteria catalog with specifications for mobility concepts, community-promoting measures, and energy and ecological standards. The buildings in the model estate were constructed exclusively by municipal companies, cooperatives and joint building ventures. The Munich Mix system, which provides a wide range of housing for different income levels, has also been applied here. Community-promoting measures in the residential quarter include the integration of two kindergartens, a neighborhood center, a covered marketplace and an ice cream parlor. There is also plenty of space for community-oriented uses, such as workshops, co-working spaces, community rooms, shared rooftop gardens, and urban gardening areas.
