Smart planning, high cost awareness and synergies between the garage and residential buildings create high living quality at moderate rental rates. On the ground floor and between garage and residential building, there are generous outdoor spaces.
In the Neu Leopoldau neighborhood, three building sites were reserved for collective garages. One of them is home to the Poldipark project, where a residential building oriented towards the center of the neighborhood was combined with a split-level parking deck in front to the north. The semi-open parking garage serves as a central hub between higher-level traffic and micro-mobility in the neighborhood. An over-wide parking space located next to the garage entrance is available to residents for minor repairs.
The structure of the residential building is characterized by the image of the balconies in front, to which plant troughs with trellises are assigned laterally. The balconies are staggered floor by floor, each apartment has a private outdoor area. The apartment floor plans are ventilated on two sides.
Differentiated screens at the balconies in the private area, a common room with directly accessible open space, a laundromat and the semi-public green in the form of a "canyon" enrich the project. This canyon is a colorfully designed internal space between open arcades and elevated garage and provides good lighting and ventilation, but also a high quality of stay. Nesting holes for kestrels and house martins were also installed on the green roof of the parking deck and on the residential building facade.
