From Industrial Area to Housing for All

>> Hard work characterized the site of the former Leopoldau gasworks for decades. At the same time, it also offered places of community for workers. Theses spaces  were popular meeting places for the neighborhood. After its Sleeping Beauty slumber, this area is being revived under the name of “Neu Leopoldau”. It l welcomed its first new residents in the summer of 2019. It offers families, children and in particular young adults  a new home. <<

Urban Renewal Office Neighborhood Management Neu Leopoldau

 

The process of coordination and realization of children- and youth-friendly spatial design is the focus in Neu Leopoldau. Particular attention is paid to outdoor space planning, adapted forms of housing, and spaces for physical activity specially designed for children and young adults.

In 2016, the IBA_Vienna commissioned the SORA Institute with a research project on the subject of “Young Housing in Neu Leopoldau”. The research study (autumn 2017) shows which proposed housing solutions have been developed for the target group of young people. In the further process, the IBA_Vienna supports the individual stakeholders in highlighting and making visible what is special about their respective projects.

Growing together.
Old meets new. Even before the first residents move in, the local neighborhood management of the Vienna Urban Renewal Office supports the developments in Neu Leopoldau and its surrounding areas. The aim is to promote the “growing together” between the new development area and the existing neighborhood, and thus mutually beneficial coexistence. The team members provide information about changes and current developments on site at an early stage, actively involve the residents, take up ideas and suggestions, network local stakeholders and provide support with professional know-how.

The mobility concept also refers to the topic of “Young Housing”: A wide range of alternative means of transport, starting with a good connection to the public transport network and including additional mobility offers within the residential area, is aimed to meet the needs and possibilities of young people particularly well. The holistic approach in the development of the neighborhood and successful cross-site coordination between architects and developers thus provide an excellent basis for the development and implementation of innovative solutions relevant to the IBA_Vienna.

The project offers innovative housing typologies as vertically structured building clusters. There are communal spaces on the ground floor, which form the center of the neighborhood together with the listed transformer station.

Well-organized, compact and functional apartment floor plans offer generous private outdoor space. Lobbies in the entrance area, communal spaces and bicycle rooms with daylight round off the offer. The old tree population is integrated into the project.

Four residential buildings are grouped around a central spacious green area. Each apartment has an individual outdoor space, such as balcony, terrace or private garden.

A “hollow” as a communal outdoor space connects three buildings and opens them to the north towards the park. A “deck” connects the three buildings, offers private outdoor space for the adjacent housing zones and opens the buildings to the south.

The building promotes the possibility of self-development through open floor plans. According to individual needs, the variety of housing typologies allows a colorful mix.

The former workshop yard is to be revitalized for commercial premises ranging from 30 m2 to 325 m2.

The motto "Young Housing" stands for affordability, simplicity, flexibility and adaptability. Any standard apartment can be converted into a SMART apartment in a short time and without much effort.

The project is located in the immediate vicinity of allotment gardens and to the north of the industrial area and is impressive because of its historical building stock. This distinctive urban space has been preserved, creating a unique atmosphere.
