In close cooperation, five developers - from non-profit, municipal to commercial - are developing a future-oriented solution across all building sites that does justice to the diversity of urban life. The model project comprises 270 apartments ranging in size from approx. 31 m² to approx. 104 m², the Gewerbehof Seestadt with up to 250 workplaces, a collective garage and a local supermarket. The well-orchestrated juxtaposition blends convincingly into the surrounding neighborhood.
The identity-creating core of the "perforated block edge" is formed by the integrated commercial courtyard with targeted spatial and social interfaces between living and working environments. The Gewerbehof Seestadt of the Vienna Business Agency provides 7,500 m2 of space for craft businesses, manufacturing industries and production-related service companies.
A "join-in construction site" offers residents and interested tradespeople the opportunity to really do it themselves and help design their recreational areas in the shared open space.
Another special feature of the Wohnen & Gewerbehof project is the climate-neutral energy supply for the residential buildings. A low-temperature system is being implemented, at the heart of which are ground probes that store energy seasonally. Environmentally friendly heat pumps then generate hot water, heating and cooling energy for the component activation of the living spaces. In all five construction projects, the system is fed by a photovoltaic system that supplies the heat pumps with renewable electricity. In the case of the Gewerbehof Seestadt, waste heat from cooling operations is also recovered instead of being released into the environment. This enables a virtually 100% renewable heating and cooling supply across the entire construction site - a big step towards a zero-emissions future.

The Gewerbehof Seestadt is a new center for trade, production and crafts that will start operations in the fall of 2022. The project stands for a forward-looking model for the Productive City - the IBA special tour offers first insights into the pioneering project.
