More than a Housing Project

The focus of the developers' competitions for Quartier "Am Seebogen" was the subject of "Living and Working". The participating teams (developers and experts from the fields of architecture, landscape architecture/ ecology and social sustainability) were called upon to submit innovative ideas and contributions to social housing.

This involves innovative ways of mixing uses, of contributions of housing construction to lively neighborhood development, of community and social facilities, new stakeholders and, in general, a shift in emphasis from building sites towards neighborhood development. Within the framework of a Quartierswerkstatt (neighborhood workshop) set up by Wien 3420 AG, the projects of the competition winners are now brought in line with each other in terms of content and further elaboration is coordinated.

With Quartier "Am Seebogen", a neighborhood for around 2,500 Seestadt residents is being created northeast of the lake: In addition to subsidized rental and owner-occupied properties, privately financed apartments are also being built. A building site with 90 housing units is reserved for two building cooperatives, which develop their future living and working environment together with a property developer and with a high degree of self-determination.

Quartier "Am Seebogen" is more than a housing project: a business park, a supermarket and more than ten commercial premises will bring economic impulses into the neighborhood. A second educational campus in the Seestadt, a library, four nursery schools, numerous club and multifunctional spaces and the Campus der Religionen provide contributions to a diverse social infrastructure. In addition, numerous initiatives in the field of "health, exercise and sports" will ensure a wide range of offers for all residents. On more than 5,000m2 of office floor space, the entire variety of modern working is on display, with micro-offices, work studios, coworking spaces, down to mixed living and working duplex apartments and work spaces that can be linked to an apartment or rented separately as required.

"Living and Working"
was the motto of the first two developers' competitions, with which wohnfonds_wien, in cooperation with Wien 3420 aspern Development AG and the IBA_Vienna, initiated the urban development in the north of aspern Seestadt. 80% of the new area is reserved for housing and 20% for other uses. This laid the foundation stone for a district development which, in addition to the subsidized apartments, will include a Gemeindebau Neu (a new type of council housing estate), a state-of-the-art school campus, a youth center, a business park and buildings for privately financed housing directly adjacent to the new Elinor-Ostrom-Park. In addition, there is the Campus der Religionen, which will also be built in this neighborhood.

Mobility as quality of life.
At Seestadt, mobility means on the one hand an optimal connection to public transport, on the other hand deceleration and short distances. Walking, cycling and public transport will again have priority in Quartier "Am Seebogen". The required parking spaces will be built in above-ground collective garages, some of which will have additional uses ("Green Zone"), or will even serve as an event center (Kulturgarage).

Health. Exercise. Sports
Many offers will revolve around a healthy life: Sports clubs, exercise rooms, garden areas for DIY gardening or specialist sports medical therapies. This is smart and brings energy! The energy concept of the buildings, which are predominantly constructed to the lowest energy standard, is also smart. On the school campus, they are going one step further and testing an energy supply using geothermal energy and other renewable energy sources.

And-if you're smart, you're also prepared for the future: in order to be prepared for the future, all buildings already have the structural requirements for installation or retrofitting of photovoltaic systems!

"Social integration through sport" is the motto of Heimspiel. The main focus is on the connection between housing, exercise and sports. The project offers space for different uses and thus addresses, among others, apprentices and young workers.

kolok-as is a joint building cooperative project that very cleverly combines neighborly oriented living together and mutual support by the young and old.

The Kulturgarage offers space for a variety of cultural events on the lowest floor, thus transforming a garage location into an attractive venue for the entire neighborhood.

Leucht­turm See­stadt

 
Leuchtturm Seestadt is the project of a building cooperative in which great importance is attached to co-determination in planning and construction up to the later administration, as well as to communal living as a basis for social sustainability.

Li­se­lotte-Hansen-Schmidt-Campus

 
The second educational campus at Seestadt, based on the Campus-plus concept, combines educational opportunities for children of several age groups.

Live Life Long

 
With regard to content, the project focuses on health and well-being. The concept is rounded off by an affordable mix of living and working opportunities as well as offers for exercise and recreation.
